Proposed Rezoning of 70 Manifold Road North Casino for Rural Residential Development

A Planning Proposal application (Council Ref. PP2025/0001 & NSW Planning Portal Ref. PP-2024-2355)) has been received by Council seeking to rezone 70 Manifold Road North Casino (being Lot 22 DP601461) to rezone the land to enable it to be developed for a rural residential subdivision.  The Planning Proposal specifically seeks to amend the Richmond Valley Local Environmental Plan 2012 by:

  • rezoning the land from Zone RU1 Primary Production to Zone R5 Large Lot Residential (about 9.7ha);
  • to reduce the minimum subdivision lot size (MLS) from 40ha to 7,500m2; and
  • to remove the dwelling opportunity as mapped over Lot 22 (noting the land and future lots would have dwelling opportunities due to the new R5 Zoning).

The Planning Proposal, Gateway Determination and support documents are being publicly exhibited until COB Friday, 30 May 2025.  All documentation relating to the proposal may be inspected at-

You are invited to make a written submission during the exhibition period by addressing it to the General Manager by:

  • posting it to—Richmond Valley Council, Locked Bag 10, CASINO NSW  2470, or
  • emailing it to— council@richmondvalley.nsw.gov.au , or
  • completing an on-line submission form via the NSW Planning Portal (see link above).

Where a submission is by way of objection the reasons for the objection must be explained.
