Proposed Rezoning of 90 Manifold Road North Casino for Rural Residential Development

PROPOSED REZONING FOR RURAL RESIDENTIAL DEVELOPMENT

Council is in receipt of a Planning Proposal application (Council Ref. PP2026/0001 & NSW Planning Portal Ref. PP-2025-796)) seeking to rezone 90 Manifold Road North Casino (being Lot 1 DP555289) to enable its partial development (about 16.5ha) for rural residential subdivision. The Planning Proposal specifically seeks to amend the Richmond Valley Local Environmental Plan 2012 by:
• amending the Land Zone Map to rezone the eastern part of the land from Zone RU1 Primary Production to Zone R5 Large Lot Residential;
• amending the Lot Size Map to reduce the minimum subdivision lot size (MLS) from 40ha to-
o 7,500m2 for the proposed R5 zoned area, and
o 20ha for the remaining RU1 zoned area, and
• amending the Dwelling Opportunity Map to remove the mapped dwelling opportunity (noting all future lots will have dwelling opportunities due to zoning or meeting minimum lot size).

 

 

The Planning Proposal, along with the Gateway Determination and support documents, will be publicly exhibited until COB Wednesday, 27 May 2026 and may be viewed at:
• Council’s Customer Experience Centres in Casino & Evans Head;
• on-line via the “On Exhibition” page of Council’s Website; and

You are invited to inspect the documents and make written submissions during the exhibition period. Submissions should be addressed to the General Manager by:

• submitting it on-line via the NSW Planning Portal (see link above).

 

Where a submission is by way of objection the reasons for the objection must be explained.
